I typically book out 7–10 days in advance, so I recommend scheduling as early as possible.

⏰ One Inspection Per Day
I perform one home inspection per day, starting at 9:00 a.m.
This allows me to give your potential home my full attention, without feeling rushed or distracted.
IAQ Testing and Permanent Foundation Certifications are often performed after the daily home inspection. If you’re scheduling one of these services, please select the first available date – I’ll manually move it up as needed.

Most inspections take 2.5 to 4 hours, depending on the age, size, and condition of the property.
📏 How Pricing Is Determined
Pricing is based on:
Finished square footage
Age of the structure
The base fee applies to structures under 1,500 sq ft and built within the last 25 years.
If the actual square footage differs from the default used at scheduling, the final fee may be adjusted accordingly.
