KC at professional home inspections just saved us the pain and financial burden of buying a house with numerous defects that were neither disclosed or apparent. His services were a little more expensive, but I am very glad to have paid more for the level of detail that we got from his inspection. If we had gone with a less thorough company we'd likely be stuck with a house with all of its problems and a huge financial loss. I only met him in person one time, but it was readily apparent that he is a man of his word with strong guiding principles and treats people according to the golden rule. We used KC Bartley on numerous occasions and I have to say that he is professional and thorough. When you are investing hundreds of thousands of dollars on a house you really need to do your due diligence. Uncovering issues such as mold, structural damage and foundation problems cant be stressed enough. He even pointed out that the bathrooms in one house had s-traps instead of p-traps. They looked brand new, but the s-traps could actually let sewer/septic gases into your home. The deck on same house was not attached properly. I also don't want respiratory issues when there is mold brewing in the walls or floors. Do yourself a favor and protect your family and your future home before you buy and call KC. You will be relieved you did. Plus, he is a super nice guy and great to work with! Thanks again KC.

Due to health symptoms I wanted to have my home tested for mold. I contacted KC and he immediately responded back to me. At our appointed time he was prompt and conducted a very thorough inspection with us receiving the results by the next afternoon. He offered very helpful suggestions concerning different areas. A very thorough and honest inspector was top priority for us. After several hours looking through recommendations and reviews we chose Professional Home inspections as our inspector. Boy let me tell you it was a blessing. They communicated well, were on time, extremely thorough, and most importantly kept us from buying a bad home. If you are buying a home in NE Tennessee, you want KC to inspect the home. He is extremely thorough, and you will know every issue about the house from minor to marginal to significant. We needed an inspection quickly and were at a loss on how to make that happen. I came across KC while doing a Google search. After speaking with him, he explained the process and fit us in a couple of days later when he was in our area. I recommend reaching out if you need of a home inspection for any reason.

Alright folks so here's the deal, I hate leaving reviews but felt after my experience with KC I had to. If you read no further, hire this professional and pay him whatever he wants to inspect your home! Dealing with KC has been a breath of fresh air so to speak and it gives me hope that there are still honest ethical people out there who genuinely care about people and are truly passionate about what they do. Before I hired his services, he spent roughly an hour on the phone with me just talking about the whole process (plus some) and answering all my questions. And left the first phone call with a "if you decide to hire someone else, that's just fine but you feel free to call me anyway if you have any questions about THEIR report". We have had several conversations since I first called not only about home inspections but all sorts of things. He reminded me of why we're moving back to TN! I have to provide this example (hope you don't mind KC), this man called me after about 2 hours into the inspection to let me know he had found enough concerning things that he wanted to try and save/return some of the money we paid for the inspection so we would have a chance to bring those items to the seller to see if they were willing to negotiate at all before we spent anymore. This was OUR decision, not his (meaning he didn't push anything) and we took him up on the offer and he refunded about half of the fees. In the end we opted to have him go back out and finish the inspection at which point we paid the refunded portions back and he went back out the very next day and spent probably another 3-4 hours finishing the inspection (calling at least 2-3 times during just to update on some major items of concern). The level of service KC has provided has without question been top notch. Yes, he is more expensive than most but as the saying goes, "you get what you pay for"... KC's professionalism and work ethic is like buying the Cadillac, not the KIA! There is a reason your realtor recommends the cheaper inspector that I will not go into... In the end, we terminated our contract due to the amount of concerns found as they ended up just being too much. We will without a doubt be requesting his services again once we find another home to try and purchase.

I called KC after scrambling the entire day to find someone that could complete my inspection in time for my contract. Long story short, my inspector bailed out an hour before inspection. I spoke with two other companies and they instantly had a spot for me and were much cheaper than the person I had used before. I felt a little uneasy and took the recommendation just to call KC. He was very upfront with me about being more costly and told me to research him before making a decision in booking an inspection with him. He actually didn’t have an available slot for me but told me he would make the time to ensure I would have my place inspected before the deadline. I decided to use him based off him not being a salesman ( read his page if you haven’t). I told him I would meet him about two hours into the inspection. He knew what I was concerned about the most from my attempt of a previous purchase and called me early on to ask if I could come earlier so he could show and explain what he found already. I showed up , he explained his concern and then continued on with the inspection. If he found anything, he would show and explain the concern. The thing that stuck with me the most was him saying he wanted all parties to know the truth and to be happy. He reassured me anything could be fixed but at the end of the day it’s what I could put into it. We talked for about 45 minutes after the inspection about some of his findings and was very honest when I asked him questions about contractors. He could only give me a list just like any realtor. He told me to call him at anytime if I had any questions and he answered immediately when I did call. The first inspection by another company had around 50 pages and mostly just pictures. His inspection had about 80 pages with pictures and precise explanations on what the issue was in terms that I understood . I agree with KC, if he is recommended by a realtor then you are getting a realtor that is working for you. I loved the extra details and all of his work has made it much easier in the fact that if I decide to proceed, I am not walking into a money pit. I will always recommend him to anyone and I would always pay him more because you do get what you pay for at the end of the day.

If you are looking for the most thorough inspection possible, you've found it! KC does not cut any corners and gives an in depth inspection of the entire property. Thanks to him we were able to decline a home due to the extensive amount of work needed and now are scheduling him for our (hopefully!) forever home next week! He may not be the cheapest around, but in this business you get what you pay for and he is worth every penny! Buying a home is a huge cost, especially in todays market. Don't waste you money on a half done inspection and find a multitude of problems down the road. Do it right the first time and make sure you know what you are buying, this type of purchase is not one to skimp on! Our original report was near 100 pages and detailed (with images and pricing) everything we would need to do to get the home taken care of. It is even broken down by category, so you know what HAS to be fixed vs what can be done later. This is our third home purchase and I only wish we could have used him for our first two, it would have saved us a lot of headache once we became the homeowners.

By far the best home inspection. I was purchasing a home from out of state is so I couldn't be there during the inspection. Our son was able to join the inspector KC during the inspection. And because we was purchasing this home for our sons, it was important that they knew what to look for in the home and how to maintain and take care of it. KC did more that a wonderfull job showing them the in and outs of their new home. My son had told me he learned so much from his brief interaction with KC and he really enjoyed the experience. The was truly heartwarming for me as I was across the country many states away and couldn't be there. After the inspection was completed KC called me and went through the full inspection via phone in detail as if I were there in person. Wonderful person to work with and very thorough. KC arrived early, explained everything thoroughly, used technology to back up his analysis, and communicated clearly. The report he generated was detailed and cited references. We’ve all heard it… “You don’t need an inspection on a new build.” Let me just say that my inspection that KC did proved that to be 100% false and potentially saved me tens of thousands of dollars in the long run. Immediately on arrival, he was able to identify major issues with a brand new build, including significant damage to the foundation, incorrect sloping of the lot, and incorrect construction methods that would all prove to be extremely costly in the long run. All of these problems from a “reputable” builder. Just imagine what you might find from some of those DIY flip houses. KC saved me from making a HORRIBLE investment by being open, honest, and transparent. I’ll say this… if it’s a good home, he will tell you. If it’s one to run from, he will also tell you. There is no biased or influenced opinions. He is extremely knowledgeable about construction techniques and can spot a problem immediately if something has been done incorrectly or not to code. I strongly recommend KC, and will certainly be calling him when we find a home that is (hopefully) not as bad as this one.
